Radon and Real Estate Transaction

It is very important if you are going to buy a house, to check if the Radon levels in your future house are lower than the hazardous levels.

The EPA recommends that all houses, regardless of what radon zone the house is located in, be tested for radon during point of sale. The most common procedure for radon testing during real estate transactions is for the potential buyer to request the radon test as part of the overall home inspection.

The radon test is generally a separate service and must be requested, so please remember to request it before the closing.

If the radon test is 4 pCi/L or greater, the EPA recommends the potential buyer negotiate with the seller to have a radon mitigation system installed with the stated goal of bringing the radon level in the home below 4 pCi/L.

Please remember that if Radon levels are higher than 4pCi/L, this doesn't mean you cannot buy that house. In fact, any level should not be a deterrent to buying a home because radon can almost always be reduced in a home, and to levels below the EPA guideline of 4.


Arizona and Radon Gas

Radon presence in Arizona is similar to the national average.

A state indoor radon sampling survey conducted in 1987-89 by the Arizona Radiation Regulatory Agency suggest that about 1 out of 15 Arizona homes may contain radon concentrations in excess of the EPA recommended action level of 4.0 picocuries per liter of air (4.0pCi/L).
